Advice for Buyers

We fully appreciate that the time is precious and we will advise you concerning the properties that we think you should view. We will not waste your time, or our vendors taking you to properties that are clearly unsuitable for you. By requesting detailed information in advance of marketing any property, you will find that all of our sales staff are fully briefed on all of the relevant information concerning each property on our books. Our viewing hours are 9.30am until 6.15pm Monday to Friday and Saturdays from 10am until 3.30pm. Viewing arrangements do vary for some properties so ensure you check with your sales advisor in advance.

The Legal Process

 

 

Market conditions will usually determine how flexible a vendor will be on price. However, whilst our job is primarily to get the best possible price for the seller, it is also to put forward the best buyers. As such we treat you the buyer as our client too. 

Our advice to you is always the same; do not lose your ideal property by offering too low. You run the risk of upsetting the person selling and your chances of securing the property will be significantly diminished. We can inform you of any offers that have already been rejected so that you have a benchmark with which to formulate your offer and we will also notify you of the vendors expectations. If we think you are offering too low we will tell you, and often suggest a better offer price. Remember we are here to sell properties, not to make life difficult. 

We will always ask you to confirm any offer in writing and include your anticipated time scales and buying situation. You should notify us of any related sale and the selling agents details at this point, in addition to your financial circumstances. You should then expect a call from one of our Financial Services brokers to confirm this, and once we have had this confirmation we will put forward you offer to the vendor. 

 

 

Once you have had an offer accepted on a property you will need to contact your lender or mortgage broker to arrange a survey. There are several different types of surveys and which one you need will depend to some extent on the type and age of the property. Your advisor will be able to explain which survey will be the most suitable for you.

You will also need to confirm the property details to your solicitor and pay them a preliminary amount for their services. We always recommend that you choose a solicitor local to the property that you are buying. Why? Well chances are they already know the area and the street, possibly even the building itself and the managing agents and freeholder. They will also be a dab hand at extracting the relevant information from the local authority. Over the years Loft Style Properties have established relationships with a number of City based solicitors and we will be happy to recommend one or two of these to you. 

The buying process for leasehold properties usually takes between 6 to 12 weeks. Discuss timings with your agent who will liase with the vendor whilst at the same time monitoring progress by the solicitors.
